The type of property we purchase:
· bread and butter/working class (ie, 70-140k neighborhoods)
· Columbus, Ohio/Central Ohio Area
· 3 bedroom, 1 bath, basement, garage
· 50 cents on the dollar and better after acquisition, wholesale fee, rehab and holding costs
How we find our deals:
· Our propriety marketing system (direct from seller)
· Direct from Banks
· Auctions
· Other investors/wholesalers
Our Exit Strategy (s):
· Quick wholesale (30 days or less)
· Fix and flip (120 days or less)
· Fix and sell lease option (6 months or less, then hold property 3-10 years)
· Fix and rent (6 months or less, then hold property 3-10 years)
What’s in it for our Investor:
· $10,000-$20,000 = 7%
· $20,001-$40,000 = 8%
· $41,000-$70,000 = 9%
· $71,000-$100,000 = 10%
· $101,000-$150,000 = 11%
· $151,000-$250,000 = 12%
· $251,000-$500,000 = 13%
· $501,000+ =14%
How we pay:
· We pay simple interest
· Either monthly interest only payments or lump sum when the property closes
· Once we close a deal, investor has option to re-invest the money.
How Investor is protected:
· A first mortgage on the house
· A promissory note from me
· Hazard and fire insurance on the house (protecting you and me)
